ABSTRACT: The functional division of parking lot’s surrounding areas is the basis and the key to study on parking behavior. In this paper, firstly, according to functional characteristics, the area surrounding parking lot is quantified by 5 indexes including location potential, bus accessibility, public service level, average housing price and number of parking lots, which are selected from 4 aspects including location, public transport, economic level and transport facilities supply; secondly, according to development intensity, the surrounding area is divided into 5 categories through SPSS cluster analysis method and then the quantitative model of regional functional characteristics is worked out through linear regression analysis; finally, with the parking behaviors under different types of regional functional characteristics, it proves that the regional functional characteristics have an obvious influence on parking behavior.
